1. A Member in good standing must sponsor the party and must be present at all times during the event. The reservation request must be made and approved at least 7 days prior to the function. There is a fee of $85 for use of the clubhouse. This fee will be charged to your Access Management account and payable in the Access Management Portal after the Function. The Board reserves the right to review excessive usage by any resident.
2. Applicant certifies that Applicant is/are at least twenty-one (21) years of age and Member will be in attendance at the function at all times during the function. Applicant hereby agrees and represents that the clubhouse will be used for lawful purposes only and that if any conduct and the Function violates federal, state or local laws or ordinances, the Applicant’s rights to use the clubhouse under this agreement shall terminate and the Association shall have the right to take possession of the clubhouse and instruct guests to leave the property.
3. Applicant assumes all responsibility for the actions and behaviors of all persons present at, attending or in any other way related to the Function and agrees to be personally responsible for causing all such person to comply with this Agreement, and the Association’s Declaration, By-Laws, and rules and regulations. Applicant acknowledges that violation of any provisions hereof or of the Association’s Declaration, By-Laws, or rules and regulations by any person present at, attending or in any other way related to the Function, may, in the sole discretion of the Board of Directors may result in additional charges, fines or suspension of privileges.
4. Applicant assumes all responsibility, risks, liabilities, and hazards incidental to the activities applied for including but not limited to the serving of alcoholic beverages. If alcoholic beverages are served at or brought to the Function, Applicant is responsible for ensuring that any consumption or serving alcoholic beverages is done strictly in accordance with Georgia Law. The Applicant further agrees that no alcoholic beverages or any illegal substances will be sold, manufactured, or made at the function.
5. Applicant agrees to indemnify and hold harmless the Association, its officers, directors, employees, agents and members present, past and future for any and all claims costs, causes of action, damages and liabilities (including but not limited to attorney’s fees) for any and all injuries to either person or property, suffered by anyone which arise from or are in any way related to the Function or use of the clubhouse.
6. Applicant understands that he/she is being granted the exclusive use of the clubhouse for the time period described earlier, subject to the right herein reserved by the Association to enter the Clubhouse and terminate said use thereof should the conduct of any person using the facility endanger the health, safety, or wellbeing of any person or constitute a threat to any property.
7. No tape, command strips, nails or adhesive of any kind may be used to attach items to the wall, fireplace, windows, doors, fans, or lights. The fireplace may not be used as it is inoperable. Furniture may not be moved outside of the clubhouse for any reason. No smoking or vaping allowed inside clubhouse or on decks.
8. The Applicant acknowledges that adhering anything to the walls, fireplace, windows, doors, fans, or lights will be an automatic charge of $100 minimum, additional charges may be incurred based on the amount of damage.
9. The Applicant agrees to leave the clubhouse in appropriate condition according to the rules above and displayed in the clubhouse kitchen. Otherwise, your Carriage Oaks POA account will be charged an additional fee, determined by the Board of Directors. The Applicant will also be subject to charges for any damage incurred, the amount will be based on the extent of the damage.
NO TAPE, COMMAND STRIPS, NAILS OR ADHESIVE OF ANY KIND MAY BE USED TO ATTACH ITEMS TO THE WALLS, FIREPLACE, WINDOWS, DOORS, FANS OR LIGHTS
FIREPLACE MAY NOT BE USED AS IT IS INOPERABLE
FURNITURE MAY NOT BE MOVED OUTSIDE OF THE CLUBHOUSE FOR ANY REASON

_____Furniture, accessories, and anything used is placed in its designated spot. (see pictures)
_____Dishes washed and put away. Run garbage disposal. Sink is left clean, wiped down and empty
_____Replace paper towels and toilet paper as needed. Supplies are in lower cabinets
_____Refrigerator and freezer left clean and empty and wiped with stainless steel cleaner
_____Stove, oven, and microwave are empty and wiped down
_____Kitchen garbage bagged and removed to outside trash cans located at the edge of parking lot
_____Bathroom trash bagged and removed to outside trash cans
_____Clean trash bags replaced in kitchen and bath trash bins
_____Food spills and smudges on walls, doors, furniture, and rugs are cleaned
_____Countertops in kitchen are cleaned and wiped down
_____Bathrooms cleaned to include toilet, countertop and mirror
_____All furniture surfaces cleaned to include coffee table, side table and buffet
_____All floor surfaces swept and mopped
_____Outside deck areas are clean and left in orderly condition
_____Lights and ceiling fans turned off. Coffee pot turned off, cleaned, and returned to cabinet
_____All outside doors locked
_____Folding chairs returned to pantry closet
_____Folding tables returned to the storage room if used
_____AC left on AUTO at 82 degrees (Spring/Summer), or HEAT left on at 62 degrees (Fall/Winter).
